Who we are

Pivotal began developing affordable housing in 1993. Since then we have developed more than 7,000 affordable housing units ranging across a broad spectrum of housing types: multi-story apartment properties for families and seniors, villas, single-family developments, rehabs, adaptive reuse of existing buildings in large and small communities. Pivotal has a singular focus on developing quality affordable housing for those who need it most. This includes over 100 affordable housing properties in 15 states.

Pivotal provides development services for their own long-term ownership as well as for other companies. Pivotal values long-term partnerships and relationships with non-profits and public agencies, and will continue to try to build relationships like those with others.

Pivotal has received multiple awards in recognition of its successful affordable housing development business. We creatively approach the financing of projects, using multiple sources of funding as a matter of course in order to supplement awards of tax credits. These include HOME, FHLB's Affordable Housing Program, HUD and USDA programs, NSP and many others. Pivotal has built strong, ongoing relationships with key lenders, syndicators, Housing Finance Agencies, and other public agencies that allow them to identify solutions to complex financing issues, secure the funding, and develop high quality development.
